The May 2021 Preferred Client Newsletter will review Active listings and First Quarter (“Q1”) 2020 –2021 comparative Sales results for Condominium (“Condo”), Townhome (“TH”) and Single Family Home (“SFH”) listings in Clearwater Beach, Island Estates and Sand Key, which are as follows:

Overall inventory was 67 units at March 31, 2021, down an astonishing 166 units (71%) from 233 on March 31, 2020. Clearwater Beach Condos were down 61 units (73%), THs down 8 units (89%) and SFHs down 13 units (57%), resulting in a total Clearwater Beach decrease of 82 units (71%). Island Estates was down 26 units (67%), with Condos down 18 units (69%), THs down 1 unit (33%) and SFHs down 7 units (70%). Sand Key was down 58 units (73%), with Condos down 48 units (77%), THs flat and SFHs down 10 units (67%). Pura Vida has gone vertical added 6 sales and 2 active listings. JW Marriott is still off market. Inventory is down 255 units for a 79% decrease from January 1, 2019 to date.

Overall sales were 191, up 57 units from 134 (43%). Clearwater Beach sales were up 34 units (79%), with Condos up 41 units (216%), THs down 1 unit (13%) and SFHs down 6 units (38%). Island Estates was up 15 units (42%), led by Condos up 12 units (44%) and THs up 3 units (150%). Sand Key sales were up 8 units (15%), with Condos up 7 units (17%), THs down 3 units and SFHs up 4 units (36%). The few flat or sales decreases must be considered against the lack of inventory.

Sales through March 31, 2021 have continued at an increasing level but are hitting a wall with just 67 Active Listings for 1.05 months of inventory, down from 5.22 months for the corresponding period last year. Prices are exploding across the board. Rough time to be a buyer and a wonderful time to be a seller. These trends foretell even higher prices ahead.
